2nd Floor

The stairs open directly onto an area that during the restoration in the 1980s was designed to be used as a study/lounge, but has been used by the current owners as a children’s playroom. Measuring 13 9" x 8ft it has exposed timbers, an arched south facing window and a double-glazed skylight from which can be seen the Clifton Suspension bridge.

At either end of the Study/lounge are the childrens’ bedrooms (13ft 6" x 8ft and 13ft 6" x 7ft 10"). Both rooms have south facing arched windows.

Due to the excellent insulation and low ceiling, it has not been regarded as necessary to extend the central heating to this top floor. However, the hot water system has the capacity to feed additional radiators on this floor if required, or allow installation of a power shower.
