Off the landing are two bedrooms and the main bathroom that is located above the porch (pictured below and from top of spiral stairs on the ‘2nd Floor’ page). It is believed that the 1st floor joists are made from the timbers of old sailing ships.
On the west side, pictured top, is the master bedroom (13ft 6" x 12ft 8"), with a shuttered window and seat, period fireplace and a new en-suite shower room with sink, radiator and extractor fan (entrance pictured top right).. High in the west wall can be seen the spy-window looking out across to Ashton Court parkland. The French engineered oak wooden flooring was laid in 2009 by Hicraft; the 140mm wide planks are rustic grade. The sunny outline on the floor in the top left photo is from the arched shuttered window, which is common in all rooms on the ground and first floors.
On the east side above the Breakfast Room is the guest bedroom (13ft 6" x 12ft). It again has a shuttered window with seat, plus two arched alcoves, the pictured period fireplace and a floor-to-ceiling fitted wardrobe, the end of which can be seen in the lower photo above. There is an opportunity to place a wash basin with window in the first alcove, providing a view along the entire length of the neighbouring gardens – The Cottage’s former orchard.
The bathroom has a bath, wash basin, toilet, arched window, double radiator and an extractor fan. There is an option to create a long term storage area above the door where the water storage tanks were located prior to the installation of a combi boiler.
Doves often roost over night on the bathroom roof, resulting in romantic cooing of an evening!
